This position is based in Hong Kong and requires permanent residency in Hong Kong

Job Responsibilities:

1. Financial Reporting and Analysis: Prepare financial statements in accordance with Generally Accepted Accounting Principles (GAAP) in the United States; Responsible for month end closing and adjusting entries; Thoroughly analyze financial performance, identify trends and improvement points;

2. Fixed asset management: Maintain and update the fixed asset ledger, handle asset additions, disposals, and depreciation and amortization; Track capital expenditures to ensure compliance with relevant regulations of the US Internal Revenue Service;

3. Cash and capital management: Responsible for bank account reconciliation to ensure accurate reconciliation of monthly debt and cash balances;

4. Audit and tax support: Assist external audits by providing necessary reports and documents; Cooperate with certified public accountants to prepare tax declaration data and ensure that transactions comply with tax laws and regulations;

5. Budget and Forecasting: Assist in preparing annual budgets and phased rolling forecasts;

6. Compliance supervision: Ensure that property operations comply with relevant regulations and accounting standards, maintain compliance records, and prepare regulatory reports as required;

7. Cross departmental collaboration: Collaborate with property management and leasing teams to resolve financial discrepancies and provide professional support; Complete other temporary analysis tasks assigned by the management.

Job Requirements:

1. Educational background: Bachelor's degree or above from 211/985 universities is preferred, accounting major is preferred, and those with study abroad experience in the United States are preferred;

2. Work experience: Over 3 years of accounting or auditing experience; Priority given to those with a background in real estate investment or property management industry; Familiarity with Generally Accepted Accounting Principles (GAAP) in the United States is preferred;

3. Professional skills: Proficient in using accounting software and property management systems; Capable of handling actual transactions;

4. Language proficiency: English is preferred as a working language;

5. Comprehensive qualities: Possess excellent communication, analysis, and learning abilities, pay attention to details, and be good at solving problems; Capable of efficiently connecting with cross level teams and adapting to the work rhythm of multitasking and tight deadlines.

岗位职责：

1.财务报告与分析：依据美国公认会计原则编制财务报表；负责月末结账及调整分录；深入分析财务业绩，识别趋势与改进点；

2.固定资产管理：维护并更新固定资产台账，处理资产新增、处置及折旧摊销；跟踪资本性支出，确保符合美国国税局相关规定；

3.现金与资本管理：负责银行账户核对，确保每月债务与现金余额准确对账；

4.审计与税务支持：协助外部审计，提供所需报表及文件；配合注册会计师准备税务申报数据，确保交易符合税法规定；

5.预算与预测：协助编制年度预算与阶段性滚动预测；

6.合规监管：确保物业运营符合相关法规与会计准则，维护合规记录并按要求准备监管报告；

7.跨部门协作：与物业管理及租赁团队合作，解决财务差异并提供专业支持；完成管理层交办的其他临时分析任务。

任职要求：

1.教育背景：统招211/985院校本科及以上学历优先，财会专业优先，有美国留学经历者优先；

2.工作经验：3年以上会计或审计经验；有房地产投资或物业管理行业背景者优先；熟悉美国公认会计原则者优先；

3.专业技能：熟练使用会计软件及物业管理系统；具备实际交易处理能力；

4.语言能力：英语可作为工作语言者优先；

5.综合素质：具备优秀的沟通、分析及学习能力，注重细节，善于解决问题；能高效对接跨层级团队，并适应多任务与紧迫期限的工作节奏。
