Bachelor’s Degree in Architecture from recognised university

Job Duties:

Act as full-time resident representative of the architectural consultant, carry out supervision in compliance with BD PNAP; independently monitor the quality of all architectural works including communal areas, curtain wall, waterproofing, barrier-free design and internal/external MiC modular finishes executed by the Main Contractor.
Conduct independent monthly architectural factory audit at off-site MiC fabrication plant as mandatory under Annex XXXI MiC provisions; inspect MiC unit dimensions, wall & floor finishes, waterproof & airtight construction, prefabricated curtain wall components; witness all factory watertight & airtightness tests, issue independent audit reports and follow up contractor’s rectification until all defects fully closed.
Vet all coordinated architectural drawings, shop drawings, split MiC modular drawings, mock-up drawings, method statements and test proposals submitted by the Main Contractor; issue formal drawing comments and control drawing revision & buildability.
Supervise acceptance of full-size on-site sample floor and MiC factory mock-up; mass production & delivery of MiC units shall not commence without written approval from RA.
Carry out daily site patrols to inspect concealed waterproofing, vapour barrier, modular joint sealing, curtain wall installation and finishing workmanship; attend and witness all statutory & functional architectural tests, verify material mill certificates and test records.
Chair architectural interface coordination meetings, MiC factory technical production meetings and monthly contractor progress review meetings; document action items and monitor implementation of design variations & ad-hoc technical proposals.
Submit regular progress reports, factory audit logs, snag lists and quality control summaries to Project Manager and Lead Architectural Designer.
Follow up comment replies from Buildings Department, FSD and other statutory authorities; resolve all architectural technical queries raised by Main Contractor and sub-contractors on site.
Vet as-built architectural drawings, architectural sections of O&M manuals and MiC factory completion certificates; supervise project handover upon practical completion.
Oversee work of contractor’s resident architectural team (CntA, CAA) and cross-check their site & factory inspection records.

Qualifications:

Bachelor’s Degree in Architecture from recognised university, full Corporate Member of HKIA and Registered Architect in Hong Kong.
Minimum 7 years post-registration experience as Resident Architect on large-scale Hong Kong government / public housing MiC projects with proven record of independent MiC factory audit; candidates with full end-to-end MiC modular supervision experience are highly preferred.
Comprehensive knowledge of Hong Kong Buildings Ordinance, fire codes, barrier-free standards, curtain wall & waterproof specifications, BD PNAP circulars and Annex XXXI MiC factory QA requirements.
Proficient in AutoCAD & Revit Architecture, capable of Navisworks clash detection; able to draft bilingual factory audit reports, technical memoranda and meeting minutes independently.
Fluent Cantonese, competent professional written & spoken English to conduct standalone technical reviews with overseas MiC fabricators, main contractor and government authorities.
Holder of Construction Green Safety Card; available for overtime for finishing works, night waterproof/airtightness tests and monthly overseas MiC factory independent audit trips.
