LEASING MANAGER (OFFICE & RESIDENTIAL)

Lead office & apt leasing teams to drive revenue
10+ yrs Grade A office portfolios exp, PRC pref.
Proven exp. in residential leasing & lease neg.

Responsibilities:

Responsible for leading office and apartment leasing teams in Shanghai and Shenzhen to drive occupancy & revenue, including formulation and implementation of leasing strategy in response to market changes
Daily supervision of leasing team includes guiding and coaching on lease and contract liaison and negotiation with local agents and prospects, including lease-related litigation against arrears/abscondments, as well as tenant & agency relationship management
Ensure all leasing documentation complies with leasing policies
Cross-business-unit collaboration or coordination with respective authorities, including government liaison in relation to tenancies and tenant activities
Structure and manage the budget and annual business plan for the portfolios to maximize financial performance
Develop market network to obtain up-to-date market intel, trend forecast and rental projection
Conduct feasibility studies and regular reports in accordance with management instructions
Carry out any other ad hoc assignments or business initiatives as directed by management

Requirements:

University graduate in Real Estate, Finance and Commerce, Marketing or related disciplines
Holder of EAA, RICS license/qualification, or other relevant professional licenses is preferred
Minimum 10 years of solid hands-on leasing experience in Grade A office portfolios, preferably in Mainland China, with at least 5 years in a management role
Proven experience in residential leasing, exposure to property management is considered an added advantage
Strong contract knowledge for lease agreements, and leasing experience in Mainland prime office developments
Proven track record in tenant relationship development and lease negotiation
Proficiency in written and spoken English and Chinese (including Putonghua)
Proficiency in MS Word, Excel, PowerPoint and Chinese Word Processing; comfortable adopting AI tools to enhance productivity
Strong negotiation, networking and management skills are essential
Excellent presentation and analytical skills
Self-motivated, result-oriented, detail-minded, efficient and proactive in driving for the best results
Stationed in Hong Kong; frequent business travel to Mainland China will be required
