Property Management

Job Duties:

1. Overall Property Operations & Building Management

Oversee day-to-day management of a designated property portfolio (e.g., luxury residential, Grade A office, shopping mall, industrial building).

Ensure smooth operation of building services including security, cleaning, landscaping, carpark, and refuse collection.

Implement and monitor property-specific operational manuals, emergency procedures, and business continuity plans.

Conduct regular site inspections to ensure building conditions, common areas, and facilities meet company and statutory standards.

2. Financial & Budget Management

Prepare, monitor, and control annual budgets including income, operating expenses, and capital works.

Manage Owners’ Corporation (OC) accounts, sinking funds, and monthly management fees collection.

3. Owners’ Corporation (OC) & Stakeholder Management

Attend and assist in OC annual general meetings (AGMs) and regular committee meetings.

Advise OC on building management matters, DMC provisions, and statutory requirements.

Handle enquiries, complaints, and requests from owners, tenants, and residents professionally.

Foster positive relationships with key stakeholders including OC committee members, solicitors, and government departments.

4. Vendor & Contract Management

Manage term contracts for security, cleaning, landscaping, pest control, waste disposal, and building services maintenance.

Conduct tender exercises, negotiate terms, and monitor service level agreements (SLAs) and key performance indicators (KPIs).

5. Leadership & Team Supervision

Lead, supervise, and train property officers, technicians, security and cleaning supervisors.

Conduct regular team meetings, performance appraisals, and identify training needs.

Ensure frontline staff deliver high-quality customer service and follow company policies.

6. Reporting & Client Communication

Prepare monthly management reports, incident reports, and KPI dashboards for property owners or asset managers.

Present budget proposals, capital works plans, and annual business plans to clients or OC committees.

Provide professional advice on enhancing asset value, cost efficiency, and sustainability initiatives.

7. Practical Applications of AI Technology

Strategic application of market-focused AI solutions in property management to continuously enhance the operational efficiency, optimize stakeholders engagement, and strengthen competitive positioning in the marketplace.

8. Integrate Forward‑Thinking Strategies

Embrace new ideas and modern methodologies to transform property management into a dynamic, adaptive discipline that anticipates market trends and stakeholder expectations.

Requirements:

Bachelor's degree in Property Management, Real Estate, or related discipline
Holder of PMSA Tier 1 Property Management Practitioner Licence (required)
HKIH / CIHAP / RICS / HKIS membership preferred
Minimum 10 years' experience in HK property management, 5+ years at supervisory level
Proven experience with Owners' Corporations (OCs), AGMs, and DMC compliance
Strong knowledge of Building Management Ordinance (Cap. 344), MBIS, MWIS, and BD/FSD requirements
Proficient MS Office
Fluent in English, Cantonese, and Putonghua (spoken & written)
