【About the Role】
We are seeking a hands-on IoT / ELV Integration Engineer to manage the on-site integration of all intelligent systems. This role focuses on coordinating installations, communicating with contractors, preparing technical drawings and documents, and leading Testing & Commissioning (T&C) activities for IoT and ELV systems.
You will serve as the bridge between design and installation, ensuring that all smart devices—sensors, controllers, gateways, and ELV equipment—are properly installed, configured, and tested before handover. Software integration is handled by others—your focus is on the hardware layer and ensuring it is ready for commissioning.
【Key Responsibilities】
1. On-Site Coordination & Installation Supervision
- Coordinate and supervise the installation of IoT devices and ELV systems across all smart systems (Smart Retail, Office, Theater, Parking, Landscape, etc.).
- Liaise with electrical contractors, subcontractors, and installation teams to ensure correct device placement, mounting, and wiring.
- Conduct regular site visits to monitor installation progress, resolve issues, and ensure compliance with specifications.
- Facilitate communication between different trades to avoid conflicts and ensure smooth installation workflows.
- Manage site logistics for hardware delivery, storage, and inventory tracking
2. Technical Documentation & Drawing Preparation
- Prepare and update installation drawings, shop drawings, and as-built mark-ups based on site conditions.
- Create wiring diagrams, connection schedules, and device layout plans for installation teams.
- Develop and maintain technical submittals, material schedules, and installation method statements.
- Prepare test scripts, commissioning plans, and inspection checklists for T&C activities.
- Compile operation and maintenance (O&M) manuals, device inventories, and handover documentation.
3. Device Configuration & Pre-Commissioning
- Perform basic device configuration at the physical layer: DIP switches, addressing, firmware updates via physical connections.
- Set network parameters (IP addresses, VLAN assignments) at the device level as required.
- Verify power supply, connectivity, and physical functionality of all installed devices.
- Conduct pre-commissioning checks to ensure devices are ready for system-level testing.
- Label and tag all devices, cables, and termination points according to standards.
4. Testing & Commissioning (T&C)
- Lead Testing & Commissioning (T&C) activities for all IoT and ELV systems.
- Execute hardware-level testing: continuity tests, signal verification, device responsiveness, and functionality checks.
- Perform point-to-point testing to verify correct wiring and device operation.
- Conduct system-level integration tests to ensure devices communicate correctly with controllers and gateways.
- Document all test results, identify deficiencies, and coordinate with contractors for rectification.
- Support System Integration Testing (SIT) and User Acceptance Testing (UAT) by ensuring hardware readiness.
5. Quality Assurance & Compliance
- Ensure all installations comply with Hong Kong regulations, safety standards, and project specifications.
- Conduct quality inspections of installed devices, cabling, and terminations.
- Identify and report any deviations from design or installation standards.
- Ensure all work meets client expectations and contractual requirements.
6. Troubleshooting & Issue Resolution
- Diagnose and resolve hardware-level issues on site: faulty devices, wiring errors, communication failures.
- Coordinate with suppliers and manufacturers for device replacements or technical support.
- Escalate complex issues to project management with recommended solutions.
- Maintain issue logs and track resolution progress.
7. Handover & Project Close-Out
- Prepare comprehensive handover documentation, including as-built drawings, test reports, and O&M manuals.
- Support client training sessions on system operation and maintenance.
- Ensure all punch list items are completed before project close-out.
- Participate in final inspections and obtain client sign-off.
【Qualifications & Requirements】
Education:
- Diploma or Higher Certificate in Electrical Engineering, Electronic Engineering, Building Services Engineering, Information Technology, or a related field.
- Degree holders are welcome, but hands-on experience is more important than academic qualifications.
Must-Haves:
1. Work Experience
- Minimum 4+ years of experience in ELV system installation, IoT device deployment, or smart building projects.
- Proven experience in on-site coordination, installation supervision, and T&C for large-scale projects.
- Experience with Hong Kong local projects and knowledge of local site practices is essential.
2. Technical Skills
- ELV & IoT Hardware:
- Strong knowledge of ELV systems: CCTV, access control, intercom, parking systems, public address, BMS, etc.
- Familiarity with IoT devices and sensors: temperature, humidity, motion, occupancy, light, air quality, etc.
- Experience with controllers, gateways, and edge devices from major brands (Cisco, Siemens, Schneider, Johnson Controls, etc.).
- Understanding of communication protocols: MQTT, Modbus, BACnet, KNX, DALI, RS485, TCP/IP.
- Cabling & Termination:
- Strong knowledge of structured cabling standards (TIA/EIA 568), cable types (Cat5e/Cat6, fiber, RS485, speaker cable).
- Experience with termination techniques: RJ45, coaxial, fiber splicing, terminal blocks.
- Familiarity with cable tray, conduit, and trunking installation practices.
- Ability to use cable testers, network testers, and multimeters.
- Drawing & Documentation:
- Proficiency in reading and interpreting electrical drawings, shop drawings, wiring diagrams, and elevation plans.
- Experience preparing as-built drawings and mark-ups (AutoCAD skills are a plus).
- Ability to create technical submittals, method statements, and commissioning plans.
- Testing & Commissioning:
- Experience executing T&C plans for ELV and IoT systems.
- Familiarity with testing procedures: continuity testing, signal verification, point-to-point testing.
- Ability to use testing equipment: multimeter, network cable tester, toning tool, oscilloscope (basic).
3. Language Requirements
- Cantonese: Fluent (must-have for on-site communication with local contractors and workers).
- English: Working proficiency (able to read technical manuals, prepare reports, and communicate with management).
- Mandarin: Advantageous for communication with Mainland China suppliers.
4. Preferred Certifications
- Skilled Workers or Semi-Skilled Workers in Building Security System Mechanic (E323/E423) or Communication System Mechanic (E324/E424)
- Electronic Equipment Mechanic (Construction Work) (Master) (E3036/E4036) are welcome
- Registered Electrical Worker (REW) Grade A or B (highly preferred)
- Construction Industry Safety Card (Green Card) - mandatory for site access
- Certified Cabling Installer (e.g., Commscope, Panduit, Siemon certifications)
- Project management certifications (PMP, PRINCE2) are a plus
5. Industry Knowledge (Preferred)
- Experience in Smart Buildings, Smart Campuses, or Integrated ELV Systems.
- Familiarity with Smart Retail, Smart Office, Smart Parking, or Smart Theater hardware requirements.
- Understanding of site safety requirements and safe working practices.
- Knowledge of Hong Kong building regulations, EMSD guidelines, and utility requirements.
