岗位职责:
- 负责香港公司旗下物业商场的整体招商规划与落地执行,结合商场定位(如高端零售、潮流商圈、社区型商场等)制定针对性招商策略,聚焦商超、餐饮、娱乐、服务等核心业态,挖掘潜在商户资源,完成商场出租率、租金收益、业态优化等既定核心指标。
- 搭建并维护香港本地商户资源库,对接品牌商户(连锁品牌、网红品牌、本土特色商户等)、商户代理机构、行业协会、商会,建立长期稳定的合作关系,拓宽招商渠道,精准匹配商场业态需求。
- 负责商场招商全流程管理,包括商户挖掘、初步接洽、需求对接、铺位推介、租金及合同条款谈判、合同签订、商户进场跟进及后期维护,协调商场运营、工程、法务、财务等部门,保障商户顺利进场、装修、开业及正常运营。
- 调研香港本地商场租赁市场动态、租金水平、业态趋势、竞争对手(同类型商场)情况,收集整理招商及租赁相关数据,撰写市场分析及业态优化报告,为商场定位调整、租金定价、招商策略优化提供决策依据。
- 参与商场业态规划与优化,结合市场需求及商户结构,合理规划铺位布局,优化业态组合,提升商场整体竞争力、客流量及租金收益,打造差异化商场形象。
- 组织或参与商场招商推介会、商户洽谈会、开业活动等,负责活动策划、嘉宾邀约、现场执行及后续商户跟进,提升商场品牌知名度及行业影响力。
- 负责香港地区招商团队(若有)的日常管理、业务指导及能力提升,带领团队高效完成招商及续租任务,营造积极的团队氛围;做好商户续租洽谈工作,降低空置率。
- 严格遵守香港特别行政区相关法律法规(如物业租赁条例、商业运营规范)、行业准则及公司规章制度,确保招商及租赁工作合规开展,妥善处理招商及商户合作过程中的各类突发问题(如租约纠纷、商户投诉等)。
- 完成上级交办的其他招商及商场运营相关工作。
任职要求:
- 本科及以上学历,市场营销、工商管理、房地产经营与管理等相关专业优先,粤语、普通话流利;
- 3年以上香港物业商场招商、商业租赁相关工作经验,有成功的商场铺位招商、业态优化案例者优先,熟悉香港商场租赁流程、租金定价机制及业态布局者优先。
- 具备丰富的香港本地商户资源(超市、零售、餐饮、娱乐等业态)、商户代理机构资源者优先,有香港知名商场招商经验、业态规划经验者加分。
- 具备优秀的商务谈判能力、沟通表达能力及客户服务意识,能独立对接各类品牌商户,高效推进商务合作,灵活处理谈判过程中的复杂问题(如租金议价、租约条款协商等)。
- 具备较强的市场洞察力和资源整合能力,能精准捕捉香港商场租赁市场机会,结合商场定位制定合理的招商策略,高效挖掘和维护商户资源,提升铺位出租率。
- 具备良好的计划制定、执行能力及数据分析能力,能独立完成招商方案、市场分析报告、业态优化建议,确保招商任务及租金目标按时达成。
Leasing Manager (Hong Kong Property Mall Leasing)

Responsibilities:
- Develop and implement the overall leasing planning for properties and shopping malls under the Hong Kong company. Formulate targeted leasing strategies based on mall positioning (e.g., high-end retail, trendy commercial district, community mall, etc.), focusing on core business formats including supermarkets, catering, entertainment, and services. Explore potential merchant resources and achieve core targets such as mall occupancy rate, rental income, and business format optimization.
- Establish and maintain a local Hong Kong merchant resource database. Liaise with brand merchants (chain brands, internet-famous brands, local characteristic merchants, etc.), merchant agencies, industry associations, and chambers of commerce to build long-term and stable cooperative relationships, expand leasing channels, and accurately match the mall’s business format demands.
- Manage the entire leasing process, including merchant sourcing, initial contact, demand alignment, shop space promotion, negotiation of rent and contract terms, contract signing, merchant on-site follow-up and post-operation maintenance. Coordinate with mall operations, engineering, legal, finance and other departments to ensure smooth merchant entry, decoration, opening and daily operation.
- Research the Hong Kong local mall leasing market dynamics, rental levels, business format trends and competitor (similar malls) conditions. Collect and organize leasing-related data, compile market analysis and business format optimization reports to provide decision support for mall positioning adjustment, rental pricing and leasing strategy optimization.
- Participate in mall business format planning and optimization. Reasonably plan shop layout and optimize business format mix according to market demand and merchant structure, enhance overall mall competitiveness, passenger flow and rental income, and build a differentiated mall image.
- Organize or participate in mall leasing promotion conferences, merchant negotiation meetings, opening events, etc. Be responsible for event planning, guest invitation, on-site execution and subsequent merchant follow-up to improve mall brand awareness and industry influence.
- Manage the daily operations, provide professional guidance and enhance capabilities of the Hong Kong leasing team (if any). Lead the team to efficiently complete leasing and renewal tasks, and foster a positive team atmosphere. Conduct merchant lease renewal negotiations to reduce vacancy rate.
- Strictly comply with the relevant laws and regulations of the Hong Kong Special Administrative Region (e.g., Property Leasing Ordinance, commercial operation codes), industry standards and company rules to ensure compliant leasing operations. Properly handle various emergencies during leasing and merchant cooperation (e.g., lease disputes, merchant complaints, etc.).
- Complete other leasing and mall operation-related tasks assigned by supervisors.
Requirements:
- Bachelor’s degree or above, major in Marketing, Business Administration, Real Estate Management or related fields is preferred; fluent in Cantonese and Mandarin.
- At least 3 years of relevant working experience in Hong Kong property mall leasing and commercial leasing. Candidates with successful cases of mall shop leasing and business format optimization are preferred. Familiarity with Hong Kong mall leasing procedures, rental pricing mechanisms and business format layout is a plus.
- Abundant local Hong Kong merchant resources (supermarket, retail, catering, entertainment and other formats) and merchant agency resources are preferred. Experience in leasing and business format planning in well-known Hong Kong shopping malls is a strong plus.
- Excellent business negotiation, communication and customer service skills. Able to independently liaise with various brand merchants, efficiently promote business cooperation, and flexibly handle complex issues during negotiations (e.g., rental bargaining, lease term negotiation, etc.).
- Strong market insight and resource integration capabilities. Able to accurately capture opportunities in the Hong Kong mall leasing market, formulate reasonable leasing strategies according to mall positioning, efficiently explore and maintain merchant resources, and improve shop occupancy rate.
- Good planning, execution and data analysis skills. Able to independently complete leasing plans, market analysis reports and business format optimization proposals to ensure the timely achievement of leasing targets and rental goals.
