Position Overview

Cushman & Wakefield is seeking a highly accomplished Project Director to join our Project & Development Services team in Hong Kong. Reporting to the Department Head, this role will lead project management delivery across a diverse portfolio, with a strong focus on office fit-out and workplace transformation, while driving team performance and delivering best-in-class client outcomes.

Core Responsibilities

Project & Design Management Leadership

Lead the end-to-end delivery of a diverse portfolio of commercial projects, including office fit-out, workplace transformation, and broader development assignments
Oversee integrated project programmes, coordinating external consultants, contractors, and vendors from planning through to completion
Drive excellence in cost management, schedule control, and quality assurance across all projects
Provide strategic oversight on procurement, tendering, and contract administration, ensuring successful project outcomes

Office Fit-out Focus & Delivery Excellence

Spearhead delivery of premium Grade-A corporate office fit-out and workplace projects, forming the core focus of the business
Ensure high-quality execution through effective coordination of external designers, engineers, and contractors
Proactively manage design coordination, site execution challenges, and delivery risks to maintain programme and budget
Act as a senior escalation point for complex project issues, including landlord approvals and statutory compliance (BD, FSD, etc.)

Team Leadership & Capability Building

Lead, mentor, and develop a high-performing team of project managers
Establish and implement robust project management frameworks, governance standards, and quality control processes
Oversee effective management of outsourced consultants and contractors, ensuring accountability and performance
Optimize resource planning across multiple concurrent projects, driving efficiency and delivery consistency
Foster a culture of ownership, collaboration, and client-centric delivery

Client & Stakeholder Management

Serve as the primary client interface, providing strategic advice and clear project reporting
Build and maintain strong relationships with clients, landlords, consultants, contractors, and internal stakeholders
Translate complex project, technical, and commercial matters into concise, client-focused insights
Support business development initiatives, including client presentations, proposals, and account growth

Requirements

Minimum 15+ years of project management experience, with strong exposure to commercial office fit-out projects alongside broader project delivery experience
Degree in Construction Management, Building Surveying, Architecture, Interior Design, Quantity Surveying, MEP, or a related discipline
Proven track record in delivering multiple large-scale, high-quality projects in Hong Kong, including Grade-A corporate workplace environments
Solid experience coordinating external consultants, designers, engineers, and contractors within a project management framework
Strong understanding of corporate office fit-out standards, including MEP coordination, interior finishes, and workplace delivery requirements
Familiarity with landlord fit-out guidelines, reinstatement requirements, and Grade-A office standards
At least 5 years of experience leading and managing project management teams, with the ability to drive performance and influence stakeholders
Professional qualifications such as MHKIS, MRICS, PMP, MCIOB or equivalent are highly preferred
Strong knowledge of Hong Kong statutory processes (e.g., Buildings Department, Fire Services Department) and local approval procedures
Excellent client-facing, communication, and stakeholder management skills
Fluent in English, Cantonese and Mandarin
